One of the most frequently asked questions is, when are you open? Great news- we’re open all year round! So if you have a certain season that you LOVE then why not book to stay at that time of year?
So if sleeping under the stars with crisp autumn leaves under feet is your thing, we look forward to welcoming you. And who knows- their might be a welcome pumpkin by the door!

What time is Check in and Check out?
You will be able to check in from 15:00, and check out is 10am on your day of departure.
How do I check in?
The yurts are self check in and you will be provided with a code to access the key closer to the time of your booking.
Can I have an early check in/late check out?
We cannot guarantee this due to the tight timescales between changeovers. You can ask and we will do our very best to accommodate you.
What is in the yurt?
You have a kingsize bed and a pull-out bed, plus storage and a desk. We also have a television in each yurt too! You will have your very own private kitchenette and bathroom so you don’t have to worry about trudging down to a communal shower block.

What is included in the yurt?
The yurts is self-catering so please bring your own provisions with you. There is a fridge in the kitchenette to store anything that needs to be kept cold.
Will Woodpecker hold a second child?
We’re sorry, but the Woodpecker room can only accommodate one child. There is a charge of £15 for the extra bed.
What if there is a problem?
If there is a problem, please call the appropriate number that is given to you in the black folder inside the yurt.
Can a third person or a child stay in the Lodges
We regret to inform you that our lodges have been designed with couples in mind. However, we are delighted to announce that two more family-friendly lodges will be available early next year for your convenience and comfort. Until then, all of our lodges remain exclusively for couples.
What should I pack?
The yurts are in the countryside so weather dependent we recommend you pack layers. Weather can be unpredictable so we advise to bring the things you would need for all eventualities. Do make sure you check the weather for saltwood, Kent before you arrive to help you decide. We include towels for the shower but you will need to bring your own towels for the hot tub.
Will we have privacy?
We have two yurts that are situated next to one another they are separated by shrubs and fencing. The shrubs will continue to grow and surround the area.
Are the yurts soundproof?
No, they are not completely soundproof so there may be some normal noises of nature.
Where is the nearest supermarket?
We are located near two supermarkets located in central Hythe. Waitrose is located on Prospect Road, Hythe, CT21 5NH or Sainsburys, Military Road Hythe, CT21 5AS.
We have 3 children, will Pheasant AccomModate them?
No. Pheasant is the perfect place to stay for couples with one child. There is a small extra charge for the extra bed.
How do I light a fire to heat the hot tub?
Instructions of how to light the fire are in the black folder inside the yurt for you to follow.
We are getting married at Hayne House, can our guests book the Yurts or Lodges
Planning for your dream wedding at Hayne House? Our lovely lodges and yurts are exclusively available for two-night rentals if you book them all together. For more details, simply drop us an email!
Can I play music at the yurt and lodges?
We have a strict no noise policy for after 8pm to respect our other guests on the sight.
Do you allow pets?
No. We do not allow pets and cannot make exceptions for this due to health and safety reasons.
Are there insects and wildlife?
Of course! We are in the countryside and have lots of different wildlife and insects so you need to make sure you are comfortable with this. We see it as a definite advantage to your adventure and lots of families absolutely love bug hunting and wildlife watching! In the height of summer, we recommend bringing some insect repellent with you.
What is the nearest Train Station
Sandling railway station is the nearest station to Hayne Barn Estate and is on the South Eastern Main Line in England, serving the village of Sandling and the town of Hythe, Kent.
Hayne Barn Estate is 10 minutes walk, or you can call a taxi if you prefer?
Is Smoking Allowed?
For the comfort of all our guests, we ask that you please refrain from smoking inside the Yurts, kitchen, bathroom, and on the Private deck. Smoking is permitted in the car park. Thank you for your cooperation!
